The problem
Spanish forms, regional rules and deadlines that keep changing. Rent-update rules alone changed more than once in 2026. Most tools are built for Spanish-speaking agencies. Heimvo is built for private owners.
What you get
- Deposit on time. Each region has its own rules for lodging the tenant's deposit. Heimvo reminds you of the lodge-by date counted from signing and stores the receipt. Balearic register (IBAVI) built in first; more regions being added.
- Rent updates without guesswork. A reminder before each lease anniversary, with the calculator kept up to date with official rules. (coming in the app; free web calculator first)
- Rent tracking. Expected vs received, polite reminders, PDF receipts.
- Tax time, sorted. Log income and expenses per property and see an indicative Modelo 210 draft (non-residents). Export for your gestor and a Modelo 100 summary (residents) are coming. We prepare drafts; we don't file and aren't tax advisers. (beta; export coming)
- Tenant link, no app. Your tenant sees payment details, receipts and documents, and reports repairs with photos.
